In a market saturated with virtual tours, drone footage and AI-generated interior visualisations, we still insist that a senior advisor physically walks every shortlisted property. This is not sentimentality. It is the single practice that most reliably protects premium clients from expensive mistakes.
What a photograph cannot show
- Acoustic profile — road noise, mechanical hum, neighbouring construction.
- Micro-climate — sunlight ingress in the specific 90 minutes a family would use a room.
- Neighbouring condition — properties one lot over that will influence resale.
- Structural cues — settlement, damp, finish quality that photography flatters.
Roughly one in four properties fails one of these checks in ways that would not surface in written materials. In each of those cases the client is spared a purchase they would have regretted. That is worth substantially more than what our fee is worth in the same transaction.
The commercial argument
The commercial version of this argument is simple: a firm that will send a senior person to inspect the property before recommending it is a firm that has skin in the recommendation. Clients feel that difference within the first week of a mandate.
